Estate Cleanouts in Tulsa, OK
JunkLimo runs estate cleanouts in Tulsa, Oklahoma for executors, families and realtors preparing a listing. A furnished three-bedroom house is normally a full 14-foot trailer at $425 and one working day on site. Nobody has to be present. Documents, photographs and anything that looks like jewelry are boxed and handed back rather than hauled.
- Keep, donate, sell and haul sorted as we go
- You do not have to be in Tulsa, or in the house
- Documents and valuables boxed and handed back
- A mattress and box spring
- One recliner
- A washer or dryer
- Six to eight bags
How much does an estate cleanout cost in Tulsa?
Most furnished Tulsa estates land between $339 and $425 for a single load, with larger houses running to more than one.
What each load size means for this job
- ½ trailer — $249A one-bedroom apartment, or a house the family has already cleared most of
- ¾ trailer — $339A two-bedroom house with a garage, sale already run
- Full trailer — $425A furnished three-bedroom house, the normal estate job
What changes the price
- Basement or walk-up attic
- Both add hand-carrying up or down a full flight before anything reaches the trailer. Common in Midtown, Maple Ridge and Kendall-Whittier.
- Whether a sale has already run
- A house cleared by an estate sale company can be a whole tier cheaper than the same house untouched.
- Appliance count
- Refrigerators and freezers need refrigerant recovered by a certified technician before scrapping, which carries a fee.
- Mattresses
- Each mattress and box spring carries a per-piece recycling fee, stated before loading.
- Detached garage or shed
- A long carry down a brick driveway costs nothing extra, but a full detached garage is real volume on top of the house.
What does an estate cleanout actually involve?
Four piles: keep, donate, sell, haul. Everything in the house goes into one of them, and the family only has to make decisions about the first one. I bring the sorting to you rather than asking you to pre-sort a house you may not want to walk through.
The keep pile is whatever the family names — a dining set, a specific dresser, the boxes in the hall closet. Say it once and it does not move. The donate pile goes to Tulsa nonprofits. The sell pile is whatever an estate sale company or a family member wants to take on. Everything else is loaded.
The house is swept out at the end. If a realtor is taking it to market, broom-swept is the handover state. If a buyer is walking through the next morning, they see floors.
What happens to paperwork, photographs and valuables?
They come out of the house and into a box for the family, every time. That is the policy on every cleanout and it is not something you have to ask for.
Old paperwork is the one thing estates produce more of than anyone expects — forty years of tax files, medical records, deeds, insurance folders. It gets boxed, not binned, because I am not the person who should be deciding which of those matters. The same goes for photographs, letters, military records and anything in a jewelry box.
What I will not do is value it. Estate appraisal is a real profession and I am not in it. If something looks like it might be worth money, you hear about it and it goes in the box.
Can the house be cleared while the family is out of state?
Yes, and that is a large share of these jobs. An executor in Dallas or Denver books it, sends me through the keep list, and gets photos of empty rooms the same evening.
What I need is access, an agreed quote and the keep list in writing before I start. A lockbox code works. A neighbour with a key works. Once those three exist, nobody has to book a flight to stand in a driveway.
The quote comes from photos or a video walkthrough when nobody is local. If what is actually in the house turns out to be more than the photos showed, you hear the new number before anything is loaded — never on an invoice at the end.
How does this work alongside an estate sale company?
The sale runs first and I come second. That order matters, because a sale company prices what it can move and what it cannot move is usually most of the house by volume.
By the time a two-day estate sale finishes, what is left is the bed frames nobody bought, the garage, the basement, the attic, the mattresses, the appliances and the paperwork. That is a full trailer of work, and it is scheduled directly with the sale company so the realtor gets the house on the date they were promised.
The same sequence works with an auction house or a family member doing a Facebook Marketplace clear. Sell what sells, then call. Related work often lands the same week: attic cleanouts and basement cleanout services where the house has both, and mattress removal for the bedrooms.
Can the City of Tulsa handle an estate cleanout?
No — not at this size, and it is worth knowing exactly why before anyone spends a Saturday trying. The City of Tulsa bulky waste programme caps a pre-set pickup at 8 cubic yards. A furnished three-bedroom house is many times that.
The rest of the constraints stack up fast. Bulky waste costs $10 per 8 cubic yards and rises to $20 per 8 cubic yards on October 1, 2026. It has to be scheduled at least three days before your regular refuse day, and it is collected on that same day. Scheduling online needs the City utility Customer ID and Account number, which an out-of-state executor usually does not have. Appliances, electronics and tires all require separate trucks, and electronics are capped at four monitors or TVs per pickup.
It also only serves City of Tulsa utility customers. An estate in Broken Arrow, Bixby, Jenks, Owasso, Sand Springs, Sapulpa, Claremore, Collinsville, Glenpool or unincorporated Tulsa County is on that town’s own programme, not the City’s.
The garage is its own problem. Paint, solvents, pesticides, pool chemicals and motor oil cannot go in any of it. Those go to the City’s Household Pollutant Collection Facility at 4502 S. Galveston Ave, open Wednesday and Saturday, 8:00–11:30am and 12:00–4:30pm. Residents of Bixby, Broken Arrow, Claremore, Collinsville, Glenpool, Jenks, Owasso, Sand Springs and unincorporated Tulsa County need a voucher from the M.e.t. first — the first 45 lbs are free, then it is $1.37 per pound.
Should the family clear the house themselves?
| Family and a rented truck | JunkLimo | |
|---|---|---|
| Time | Three or four weekends for a furnished three-bedroom, longer if people are travelling in | One working day on site for the same house |
| Disposal | Multiple trips to Tulsa Recycle & Transfer on N. Peoria, plus a separate trip to the pollutant facility on a Wednesday or Saturday | One crew, one trailer, disposal and recycling routing handled |
| City bulky waste | Capped at 8 cubic yards per pickup, three days’ notice, City utility customers only | No cap and no scheduling window to hit |
| Cost | Truck rental, fuel, transfer station tipping fees, appliance and mattress fees, and several days of somebody’s time | $425 for a full trailer, quoted firm before loading |
| Valuables | Found by whoever is in the room, which is usually fine | Documents, photographs and jewelry boxed and handed over, as policy |
Doing it yourself genuinely wins when the house is small, already half-empty, and the family is local and not in a hurry. That is a real scenario and worth saying out loud.
What comes out of an estate
- Bedroom, living room and dining room furniture
- Appliances, working or not
- Decades of stored boxes, paperwork and files
- Clothing, linens and personal effects
- Kitchen contents, china and small appliances
- Garage, attic, basement and shed contents
- Yard furniture, tools and mowers
- Mattresses and box springs
- Televisions and electronics
- Carpet and flooring, when the house is being listed
- Bagged household waste and spoiled food
- A final sweep-out for the realtor or the buyer
Don’t see it? Ask. The list of what we can’t take is short: paint, solvents, pesticides, motor oil, asbestos and medical waste.

Estate Cleanouts across the Tulsa metro.
Same price everywhere. No travel fee.
Estate work concentrates where the long-held family homes are. Midtown, Maple Ridge, Swan Lake, Florence Park and Kendall-Whittier are the streets where a house has been in one family since the sixties, and they are also the ones with basements, walk-up attics and detached garages behind the lot.
The rest of the metro gets its share — South Tulsa, Broken Arrow, Bixby, Jenks, Owasso, Sand Springs and Claremore. There is no travel fee to any of it. Most estate calls in Midtown Tulsa involve a basement; most in South Tulsa involve a three-car garage instead, and Broken Arrow is somewhere between the two.
